My dad was on Judge Judy once too. His tenant took him to court over some BS, The judge threw it out. I suspect that is what will happen with your case.

Well the small claims court didn't go no where near as i though it would.
Most the stuff i had i didn't even use or need. The judge was a non-bull shit guy so right off the bat he dismissed the 2400 negligence bullshit the lady was trying to pull out of us. So right then and there we already knew that max we would pay her out was 2600.
I gave the judge the whole story on how a send the packet out on the 25th of July 08 and what not. Showed him all the originals of all the stuff i sent the older renter. He looked at it and said well, this is ok but she never got it. Why didnt anyone call her? Or why wasn't a formal walk through done on the unit made the last day? Well all those strikes were ours, we fucked up there. He kind of realized that and just decided that we do need to give her the 1300 bucks back for the deposit, because we did not follow the CA law.
Which is fine in the end, its pretty much a 1300 dollar lesson learned i guess. The old tenant was pretty upset, i guess she had already spent the whole $5000 dollars already haha. So in the end we fucked up, i knew we did so i didn't really want to argue with the judge and try to have the 1300 waived. Its kinda like one of those "fuck it" mistakes that you learn, but this one is kinda expensive.
So because times are tough, we are going to be giving her 100 dollar installments a month for the next 13 months, you didn't expect us to give her a whole lump sum and make her happy did you?
