The company I work for use an automated underwriting system (created by Fannie Mae in accordance with their guidelines) and it is perfectly happy to approve people whose mortgage payment consists of 55% of their monthly income...before taxes and without verification of any assets!

As for credit even mediocre credit scores don't penalise you on the interest rate, though you could be shelling out anything up to 3% (if you have a credit score in the 500s!!) but more likely a fraction of 1% of your loan amount as an up front, one off adjustor.

I don't make the rules for the provider I work for (or Fannie Mae!) but it scares me when I see the system approve some people and situations bearing in mind the myth that credit is so hard to achieve. But the rule with us (and the investors I work with) is if the automated system is happy then we have to approve the loan. I'm glad I wasn't in the business during the subprime era (or was part of a company that did subprime loans) because I'd probably be genuinely frightened by the stuff I'd have seen.

hmmm...well i'm mainly speaking for my area. and my information/sources comes from bankers lol

dude if your unemployed, you cant pick and chose what job you would like to do.... you take ANY job

i bust my ass for the money i make, and i know lots of people who are on welfare, and they busted their asses too right up to the point where they got laid off, but they are looking for jobs and not sitting on their ass blogging on the internet about eating wild mushrooms and weeds and how they are going to buy a boat and a house.....

being comfortable accepting free handouts for the rest of your life is a pretty sad existence dude. Being able to support myself and my hobbies is a great source of pride for me, i really hope you grow up some day and quit relying (see abusing) on social safety nets, and make something of yourself....

now if you would all please excuse me, i need to go spend some federal stimulus plan dollars...... yay infrastructure.

This is strange coming across this thread today, as I just put in an offer on a perfect house for me Only thing is, is that place is being sold as a "short "sale" which means the bank owns it and they can drag their feet for 45 days before I even get a response. Not the best situation, but it is worth it trying to get this place! On top of this, if they come back with a counter offer, they can then wait another 45 days to notify me again if they accept it or not. Other people can come in and make offers as well. Fucking stressful as I want this place really bad

Posted by david.michael on Jun-19-2009 16:00:

Just bought a house for 95k that is worth probably 1.5 times that.

Great time to buy.

I wouldn't do it on 13k income, though.

Posted by notelfreak on Jun-19-2009 16:02:

where do you live?

that is really cheap. A 2 bedroom condo here goes for 170k.

Posted by notelfreak on Jun-19-2009 16:04:

lol nevermind *drinks more*

is ohio really that inexpensive? jealous.

for fun what are property taxes.

HA - my social security taxes alone are more than your expected housing costs! Where the hell can you get a house for 150 a month (which converts to 132 USD)?

******** seems really useless... I'd earn more than him if I just kept working fulltime hours at my shit job instead of going to school.

you're an idiot! being required to pay $35K in taxes does not mean someone's money managing skills suck, it means that person isn't inclined to go to jail.

BTW - i also pay more than 35K in taxes a year (USD not CAD). So to people like you: stop stealing my money!

Hi,

Things are coming together pretty fast, and I feel like it could almost be realistic that the purchase of a home with the assistance of a mortgage could actually happen very soon.

I'm just wondering anyone who has used a mortgage to buy a home, how did the process go for you?

So far I've spoken with some brokers, and the real estate agent is preparing documents to send to close the deal.

How exactly is the best way to close the deal? The agent is likely going to send legal documents with a closing date for the payment. What type of time frame am I looking at for the financer/bank to provide the funds to effect closing via the mortgage once the broker has approved the mortgage?

Just wondering as I'm very blind to this whole process, and *knock on wood, it actually feels pretty solid at this point.

I didn't read any of this thread. But I wonder if you are gonna be on a cinema screen near me soon..... MAXIMUS SUBPRIME! HAhahaha

Uhm, no. I'm not your slaveboy so fuckoff prick.

I'm more than willing to take a job I am interested in. I'm not wasting my time supporting an industry I don't support, nor helping those I don't value, nor supporting a process I don't value. The only benefit of a capitalist system is choice, so frankly, no. How bout you leave the job you have and go flip burgers at McyD's? You feel like doing that. I have the same rights to choose my employment as anyone else. You think people without cars feel like paying for roads and pollution, you think healthy people feel like paying for doctors and hospitals, you think pacifists feel like paying for the war? Hell no. So you saying take any job even if you don't value it and it won't better you as a person.. for the money is complete BS. Frankly I could care less about money. I said to hell with the system and rejected it.. the result was ending up receiving government benefits. You think I like the system - no, but I live with it. I'm not about to spend my time in an occupation I hate, fuck you! I'd rather die then spend my time in a way that was more damaging than doing nothing. Dying isn't a problem for me, it is the doctors and otherwise that would much rather force me to stay alive as opposed to die. I don't need your money. You want your penny back show up and I'll give it back.

Oh so you are a male prostitute? That is such hard work taking dick? Now your ass can match your mouth.

I'm not "on welfare" OW is a completely different program. OW and ODSP are both community and social services, however ODSP is much different in that it is for people deemed long term disabled. Considering I only make $100 for the first $1000 I earn, getting a shity minimum wage job isn't that appealing. if I only make $3.50 an hour. Do you wanna work for $3.50 an hour?

I worked my ass off as a baker and customer service person when I should have been in highschool, you think I don't know the value of work. I have volunteered for a number of jobs, but haven't qualified, I simply do not value my time working in industries I don't respect, it isn't good for the work environment. It is simply not tenable to support industries I don't support, not to repeat myself. I really don't need the money - but you better beleive I will put the money to the best use, and if this means buying some womans property so she can have some cash on hand - then that is what it means, and yah, I see it as a worthwhile investment not only of my money but of the public purse.

What the fuck is that suppose to mean, I actively look for employment. And actively promote my own business, so I don't know what the fuck you are talking about. You are painting an imaginary scene that doesn't even grace the reality of the situation.

Nice attempt to flame but those weeds and mushrooms were very tasty, you are missing out.

Dude you are out of touch - first off, everything is free for how you spend your time. Don't for one second think you "earned" your crap, do you grow your own food, do you make your own clothes, fuck you are leaching profits off people, "busting your ass off". 5 to 1 you damage the social institution and environment in busting your ass off.
Driving to work you pollute the air, taking a shit you polute the water supply, etc.. These free handouts are the way the law works, you think I choose to live in this society - it is this or nothing. I've hit the walls and frankly I'm doing good by not shit disturbing, which I could. I'm not living a criminal lifestyle which I could, I'm not hurtin no body which I could, and I'm not eating up resources in an institution which you need to assign professionals to babysit me.
Fact is these free hand outs are pittance to forcing me to live in a selfish society. How the hell do you think people hold land, the police and military enforce by strong arming. If it was a free world where I was at liberty to use land as I saw fit, then frankly I woulnd't need "the free handout" it isn't a free handout, it is giving me a portion of what I am socially eligible for because society has otherwise deprived me of all the land and resources, and likewise has put a price tag on everything. So this free handout is a bare minimum of keeping me functioning as opposed to open rebellion.

Dude frankly you are sucking money from the public. If it is the government or a private individual it makes no bloody difference in a private society. The government is an agent who has a monopoly on use of force.

Go fuck yourself.

I qualified for the system, and frankly I'm not relying or abusing the system. I could get more money from the system if I wanted to.

why don't you make something of yourself and stop attacking people for their legal entitlements.

Is that a bad joke? Enjoy your government handouts bitch.

that's probably the first coherent post ive ever seen you make. good work.

quote:

I said to hell with the system and rejected it..

if you had really rejected the system, you wouldn't have your hand out. you're as much a part of the system as the rest of us.

oh, and we remain unconvinced that any of your attempts to acquire gainful employment were in the least bit realistic. your awful awful resume says it all really.
