Is easy, check the place out and get someone (builder, architect, engineer) to look at the place to make sure its sound, check with your bank manager on how much with your income you can afford on a mortgage repayment and after living there for awhile, then make the owner an offer.
US interest rates where lowered recently I think by the reserve bank, so it should flow onto Canada sometime soon with any luck and it'll be a good time to get some credit.

yeah, i've had a sore throat the last few days, been congested as fuck since yesterday, and today my nose has been itching like crazy, leading me to literally sneeze every few minutes. lol and just like an hour ago i put these all together to realize i might be getting sick

in my defense, the last time i had more than the sniffles was probably a solid 4-5 years ago, i really rarely get sick at all, and when i do i'm usually over it in a day tops
