Werehouse space?

I know that there are some RE people on here, so i figured i'd ask what their opinion is as to how much i'd have to pay for werehouse space. I'm looking for one big room, about 1000-1500SF to be used for storage and very light manufacturing (i.e. cutting, etc). It's gotta be damn cheap: things like climate control are definitely not required. However, it has to be in a semi-secure location, as it'll contain around 100k worth of equipment. It's insured, but i'd really rather not have it stolen in the first place So yea, all that being said, how much should i budget? Remember, i'm talking about cheap areas like Scarborough, or maybe even Burlington or Newmarket. The number i'm looking for is the total monthly lease payment.
