What does Toronto need more of?

Hello everyone,

I am currently working on a design proposal for a condo to be built on the waterfront by a local developer. After seeing a poll in the Toronto Star on May 16 asking: Is it time to stop building condos on the waterfront? with 85% of the votes going to yes, I decided to take a new direction with my proposal.

Frankly, I am apart of the 85% who feel its time to stop building condos; the last thing we need in Toronto is another condo. For this reason, I have decided to submit a proposal to not build a condo at all. It will be a plea to build something new and avoid the current trend of mindless condo development and instead construct a structure the city actually wants and needs.

So, Toronto what do we need more of? What does this city lack? (Especially at the waterfront) What issues concern you most and what would you like done about them?

Thank you in advance for your participation,

are u still thinking of a building.

during doors open my sister and i toured the Robertson building here in TO. its a building (green friendly) that rents out offices to businesses that don't need a lot of space. they share things like kitchens, secretaries, meeting spaces. its was really nice (david suzuki has an office there).

the roof was also all plants.

and they had a living wall too (inside) that was cool

It's going to be difficult to build anything other than a condo downtown. but, it would be great to incorporate some greenery into the design. Inner courtyard with grass. plaza/shopping space with trees and gardens. Somebody needs to set the new standard for community designs in the city. Good luck with your proposal.

How about a new restaurant, with a good enough concept it could be quite successful. I happen to have a good concept for restaurant, but im saving it for when i am able to make money off it.

I agree. A sustainable residential development would be beneficial for Toronto. A mixed use development could be interesting because of the waterfront, with even a sustainable food concept restaurant or something.

if we had a far better public transit system we probably wouldn't need as many condos or such rampant intensification

Beat me to the punch!!!!!

But honestly, anything GREEN. Toronto is seriously lacking warmth. I know it a huge metropolis, but I think a tree or shrub here and there does wonders. That green friendly building that SPITTY mentioned sounds lovely. I think its harder to alter what is being than how it is being built.

Living wall looks awesome. I wonder how economically viable buildings like that really are.

I visited Millenium Park in Chicago last week, and I think Toronto could definitly use a park similar to that. Not only does it have art installations, but they were interactive and interesting.

glad im the first to say:

Progressive House !

and:

Deep House !

On a serious note...more parks would be nice, or greenhouses like cloud gardens, just something with a little bit of greenery.

m2j won't you lose your client if you tell him that he doesn't need a condo when he just asked you that?

Promoters build condos for a reason, land costs more and more and the only to offset that is to build more and reap the profits.

Yeah I've been to that park, but it is HUGE. Do you think there is room on the waterfront to build something like that?

WE NEED MORE COWBELL!!!!!!!

Posted by Skipper on Jun-18-2007 15:28:

Without a doubt, we need more green space. Even just more benches at street level - Toronto serious lacks places to just stop and sit down.

After being in Europe the last couple of weeks, it's pretty remarkable to see the difference. How many tree lined streets do we have? Everything is just awash in concrete and skyscrapers.

definitely. i totally agree. if a client asks u to build something, u dont say "nah i dont want to do that." the developer will just go out and find someone who will build it for him, and there are plenty of people who will.

mahan, you need to provide more details. anything can be built anywhere, but u dont want just 'anything'. you want a correctly articulated space which gives back to the city somehow. that is why we need to know a bit more details on where the space is, which will give us some sense of how it should relate to other spaces and what is the logical thing that can be built there.
