Project: Tear down Guv

I've got a few questions, thought people here may already know where to find the answers...

For my class in Urban Development, we're supposed to design an office/retail/residential building in the city. If the location is already being used then we can tear down whats there..Ive picked The Guvernments location to put my new building (CONDOS FTW).

Whats the current zoning and official plan for the lot?
Legal description?
Site size?

Not sure where to find this stuff...its a random course so I've got no background to it..Thanks

if this is what they teach in urban planning its no wonder toronto is the way it is!

I agree.

I was just in NYC and could not believe how much more logic went into their urban planning compared to Toronto

Ps- guarantee you are not going to have anyone help you with a plan to tear down our hedonistic haven. Why not call Guv admin? Really don't know how much they will help you either, but its better than getting torn a new one by posting that you want to choose to tear down guv

..this is an intro course designed to teach us what is involved at the development stage. NOT the planning stage.

lol no reason really...just noticed part of this assignment is due this week, gotta get a start on it. arbitrary location...close to the water, lcbo and loblaws. easy access onto the highway...basically why any other condo is being built in that area...

when not try building on the vast open and wasted space that is in toronto??? How about the open land downtown that are parking lots and brownfields? Why do we have to tear everything down??

Look at the land wasted in places like north york and scarborough. Why the hell do we have 100 m of empty dead space between a road and a parking lot?

And then people wonder why proper transit is so hard to develop here???

For fuck sakes...

University of Western Ontario, had it been in a major urban area, perhaps i would have. thanks for the contact info though.

im not angry with you.. but with the retards that teach razing and rebuilding as opposed to infill. Clearly there is something wrong with the culture of urban planning in this country from school to actual practice.

the tear down everything for condos mentality is ruining toronto.

The old Distrikt (already torn down)

The Embassy/Tonic building which is coming down this year.

Then there is the old Joker, beat junkie, and hot spot restaurant

quite a few as well obviously... but why are we tearing down historic buildings and viable businesses when we have plenty of land all over the GTA to fill up first? It infuriates me to no end. And thats my point.

A few more examples... the old money nightclub and therapy lounge... gone...

they are also about to tear down the old second city building,

wayne gretzkys,

a huge section of historic buildings on front st near church near the flatiron building... currently the only part of town that actually makes me feel like im in a real liveable city.. esp with the parkette that has the rotunda fountain in it.

The old town and country buffet restaurant which had the historic trains.



And for what?? CONDOS!!


a good example of what they SHOULD be doing is the condo that went up at bayview village that infilled the dead space. Where that fails though is the lack of retail frontage at ground level.

Also the brownfields development could have been a winner. Instead they are building nothing but narrow streets (no major thoroughfares at all) and its looking very uninspired and cookie cutter.
