Yup, you are definitely paying manhattan rates in Newport. If you are still shopping around, I have a couple other places in NYC to recommend that you may find a decent rate - decent = 1,400 for 1 bedroom / 1,100 for studio.
1 - Alphabet City - Past Avenue C on the Lower East Side - you can still find a walk up deal out there
2 - Astoria, Queens - Not a bad neighborhood - up and coming old greek neighborhood.
3 - Carroll Gardens or Park Slope Brooklyn - Lots of people like this area
4 - Morningside Heights - up near Columbia Univ. - around 116st street - very nice area
5 - West Harlem - the section of harlem below 125th and west of St Nicholas Ave. One of the best kept secrets and you are close to Central Park.
