What you working with mp3 for? If you're recording a DJ set on your computer with the idea of getting it on CD, record to WAV only.
This could be a problem with your recorder / recording software.
Personally I use CDRWin for burning mixes to CD, that way you don't actually have to chop the mix into pieces, you just leave it as one long file, write a cue file for CDRWin describing where the track joins are and it does the rest. Stable as hell too in my experience, highly recommended.

If you are using Adaptec to burn your cds, make sure you burn them as DAO, not TAO. This will get rid of those annoying gaps between tracks. If it is sound forge making them, try doing it this way.
Highlite what you want to be track 1. Select copy. Open new file, paste. Save as. It will ask you a qustion once you have saved it about opening in a new window, click yes.
Go back to the original wave of the entire mix. Leave the hilighted section still highlited. Now move the curser to the point on the left edge of the highlite. It will come up with a left-right arrow. Click and hold down on this and drag the highlite to the right to the point where you want track two to finish. Copy, new file, past, save as.
Repeat this untill you have all your tracks. They should have no blank bits at the end/beginning.
