I believe I can help here:
- Effect (as a noun)
- Effect (as a verb)
- Affect (as a verb)
- Affectation (as a noun)
Maybe the exception makes it confusing. As for me, I learned them in Portuguese according to the rule Renegade posted (afetar = verb, efeito = noun), and the words are different enough (both the sounds and the endings, which show whether they're verbs or not) so it's harder to get them mixed up.
