Brain wave is a measure of the electrical activity of neurons. Different range of brain wave frequencies signify different type of human activity. An Alpha state (8-12 Hz of measured activity) relates to a relaxed mental state and so on.
Binaural sounds generate binaural beats. In this process, you hear (say) 400 Hz sound wave in one ear, and 410 Hz in the other. The two waves mix and the brain perceives a very low frequency wave of 10 Hz. The 10 Hz wave stimulates the brain to enter into an alpha state. By using different types of audio waves (sine, triangle, etc) and in different frequency ranges, they can stimulate the brain to enter into different mental states and thus make you feel relaxed, or get you into meditative mood and so on.
