people divorcing are much much more in a hurry to sell then when death is involved.

Befriend a lawler specialized in divorces.

Taking advantage of people in the market is what capitalism is built upon. Sure, it might not be ethical, but since when is business ethical? I say if someone is willing to sell you their house below market value of their own free will, who are we to tell you its wrong to buy it?
