Yea that is very common with most of the big name DJs today. They get tracks from certain producers to be played exclusively. Some of these get released officially later on, some don't.

Before the time of digital releases, most of the exclusive "one DJ only" tracks never saw the light of day outside that one DJ's own record crate.
