Which anyone can do, the difference between me and anyone else is simply the desire to achieve financial stability and independance being stronger than the desire to run around doing drugs, waving glowsticks and chasing other boys and girls.
I'm not the person who wakes up every morning at 6am regretting my choice to not spending my early 20's sniffing drugs off toilet seats at night clubs and instead, being the one having to work 12-15 hours a day to afford my first house.

exactly, which is why i consider self-funded property tycoons to be a step above the dodgy sales people otherwise known as real estate agents.

Assuming Canadian property law isnt totally different from Australians, the agent of the buyer inspects and does all the necessary procedures before and during the contracts are signed.
