Aside from the obvious (price), location is the most important. If a house isn't in the right area, it doesn't matter what it has going for it. I've lived in houses with shitty heating and insulation so those things are important.

i agree... we thought we were smart buying a cool house in an old part of town on a tree lined street. I guess all the crackheads/dealers had the same idea. We've had nothing but problems with our neighbors and as soon as our mortgage comes up for renewal we're selling and moving somewhere better.

agree with lilith and PKC here.

So I'll sum it up by saying potential resale value. You guys in the states have it good. You can write off your mortgage interest from your taxes payable.

That would totally sweeten the deal for using a live in property as an investment. Talk about leverage! Of course, one must be careful that they have a secure job and take mortgage rate fluctuations into account to avoid another subprime mortgage incident.
