You're not going to get hold of tunes like that before the big guns do (or even at the same time), unless you get lucky and happen to know the producers etc, but generally it won't happen.
1000s of tracks get released every single week - just because a track has been released doesn't mean it's been hammered to death... you can actually end up with comparatively exclusive tracks just by trawling through the new releases and grabbing tracks which aren't overplayed yet. And most other DJs (let alone punters in the clubs) won't have heard of half of these tracks, so if you really want to be exclusive it's still very possible without playing a single unreleased tune.
