the only way to get parts of the original track in the format you require is if the artist sends you the FLP/wavs for each track/loop ect..
so unless your asked to do their remix, you most likely wont have these avaiable.
so when people start with unoffical remixes, they will most likely start with a midi file of the song, which is just the sequence someone has sat down and written out, which occasionally wont be perfect.
if the track has vocals, you may also be able to finda acapella, which is just the vocal track only.
once you have those two things, you can quite easily start working on a remix, but remember, you will have non of the sounds of the original.. you will need to design all the sounds yourself, you will only have the melody/bass structure and the vocals.
