IT sounds like you might need to open up some ports (I had a similar problem with mine although I'm connecting through a router which lets me open up the specific ports needed for gaming)
When you are connecting everything directly, are you resetting the modem (turning it off and on ) then also resetting you XBox? They dont tell you that, but everytime you make a change on your modem, you also have to reboot the XBox
You might wanna call XBox to get a list of those ports that need to be opened (1 800 4MY XBOX)
