How much are all those new downtown condos going for? (pg. 2)

| Thanks guys. I'm gonna go have a look around next week, and hopefully get a better idea of how much i'm gonna have to budget for my purchase next year. Judging by what a few of you said, I think i'll end up somewhere in the mid-to-high 200's, unless of course there are huge benefits that come with buying a condo in the 300's, in which case i'll consider that as well. |

We bought our condo/townhouse in East Liberty village from someone who flipped it. They're building a new development tower (I think it's Monarch construction), and that's the best time to buy. Expect to spend about $20 gs for parking and each bedroom (we opted for parking and live in a studio).
My real estate agent's name is Felix and he's with Brad J. Lamb. He sold a good friend of his the unit across from us, which was a real stamp of approval for the neighbourhood (which we love!).
My friend's mom works for Urbancorp, and they have a deal on right now for condo/townhouses under construction...

| I heard from a "TA friend" that the place we were at was $300G.....beautiful place, lots of windows, AMAZING views, very modern, but very tiny....like a 1 BR with an office or a second VERY small bedroom. Gorgeous tho, couldn't beat the view, location, etc..... |

I could never deal with barely 1000 sq-ft.
I just couldn't do it. I'd be in the suburbs for sure if/when I move closer to the downtown TO area.

| I live in the Waterclub building at the corner of Queen's Quay and York. For the 18th floor, balcony south facing the water...1 br + solarium, 2 bathrooms.....750 sq feet....sweet pad, only $227K. We have these sick condo's accross the street from our place starting at $380, 000. They are beautiful.

why is that so weird? it's not unique to downtown either.
sure, houses are great...but not everyone buys into the suburban dream of aspring to own a big house with a yard in a quiet subdivision. Some people enjoy not having to deal with any maintenance...no grass to cut, no snow to shovel, not being responsbile for windows, roof, furnace, a/c, etc. Many condos also have decent gyms and rec. facitilities, a concierge/security who keeps out the trash, will receive packages for you, etc. Condos/lofts can be very high on convenience.
After growing up in a half decent part of eastern Scarborough and living there for over 25 years, I will likely *never* live in "the burbs" again. Big box stores all over the place, strip malls, a relative lack of entertainment, decent restaurants & shopping, etc...no thanks. I'd rather buy an 800-1000 sq. ft loft in the heart of the city than live in a 2000+ sq. ft. house in the burbs...no question in my mind.
I love cars and I love to drive...but having to drive virtually everywhere you go in the burbs just sucks ass. Currently, I'm fortunate enough to walk to work, the gym, bars/clubs, restaurants, grocery stores, friends' places, shopping, theatres, etc...anything else is usually within a $10 cab ride away. The loft I'm looking at also offers a car share program that allows you to use a car and pay by the hour (very cheap too).
just my opinion, of course...to each their own! After being right downtown for 3.5 years now, I can't fathom living too far outside the core. |
