I need to open a word file

We sent a an agreement document to a client of ours in Australia, and we needed him to sign it and send it back to us.
Now everything has come back fine apart from the final bit, which is in some format that i don't have a CLUE what it is.
Either way i need it in english.
Anyone want to have a go at sorting it out?

it's not a word document
it's a renamed .pdf
rename it back and there you have it :) |

SOLE AGENCY AGREEMENT
Flat A. 6 Denton Road. East Twickenham. TW12HO.
OUR FEES: 1.25% plus statutory VAT payable on exchange of contracts, but can be settled by
your Soliator upon completion.
SOLE AGENCY: You will be liable to pay remuneration to Jardine & Company if at any time
unconditional contracts for the sale of the property are exchanged.
(i) with a purchaser introduced directly or indirectly by Jardine & Company
during the period of our Sole Agency or termination period or,
ci) with a purchaser with whom we have had negotiations about the property - -
during ihe period of Sole Agency or termination ~eriodor ,
with a purchaser introduced by other estate agents during the period of Sole
~ ~ eor tnermjina tion period. -
PERIOD OF: A Sole Agency period of 8 weeks, from the date of signature, after which Sole
Agency will continue until Jardine & Company receive fourteen days written notice of
termination.
l agree to these conditions stated above:
Terms and conditions as required under Section 18 of the Estate Agents Act 1979 and the
Estate Agents (provision of information) regulations 1991.
Or something like that. |

| No, the owner of the house lives in Oz, but has a flat here. Very posh area of course ;) |
