Anyone want to rent a room/flat in Battersea?

I'm completing on my purchase of this flat on Wednesday...The details are as follows:
Its is a large 2 bedroom flat on the third floor of a purpose built block in Wye Street, SW11 2SL. The property is in fairly good condition, but will be spruced up very shortly!
The bedrooms are doubles and measure 17' x 8' 6 and 13'9 x 9'6, ample space for everything. The 13'9 bedroom also has built in cupboards.
I would be happy for the reception room (14' x 14') to be used as a bedroom as well, if there is a group of people that want to take the flat but want to spread the cost down a bit more.
Kitchen is quite big at approximately 10' x 10'.
Location wise, you couldn't really ask for much else! It is about 5 minutes walk from Clapham Junction station for all rail links into and out of London, its 2 minutes walk to buses that will take you into Fulham, Chelsea, Putney and Wandsworth, 2 minutes walk away from the local amenities and is also situated next to a small park (York Gardens)
The cost of renting the flat will be £1125 PCM (NOT inclusive of bills)
If you want it as a three bed flat, the rents per room will be 400 PCM for the 14x14 room, 375 PCM for the 17x8'6 room and 350 PCM for the 13'9x9'6 room.
Council tax is cheap as the flat falls under the borough of Wandsworth and is about £650 pa which works out to be between 20 and 30 pounds a month .
*NO* safety deposit required but there will be a 6 month minimum contract with one months rolling notice required thereafter.

I'm sorted for the next few months but quite reasonable prices you are charging. if you are gonna be using that text on gumtree or some other site you haven't mentioned the following:
- WC/bathroom
- funished?
- Kitchen utilities
- if kitchen is 10x10 i suspect it may be able to have a table in, therefore surely describe as eat-in
good luck letting it :) |

I forgot to say that there is no toilet or bathroom in this property, you'll have to go in the park. And if you want food, there is a pit in the floor that you can make a fire to cook your food in :D

(and that is quite reasonable for london)
I'm more than happy living just 35 miles up the road from there in my two bedroomed flat of similar size paying £450 pcm for my mortage and £440 per year council tax lol
granted, it may take me a little longer to move around london as i drive, but at least its door to door, i don't have to sit next to random drunk tramps, possible terrorists, idiots on the train and its actually cheaper than public transport inclusive of the congestion charge and parking. |

you live in Southend right!? Season ticket by train is just over £2k? Am intrigued how it is cheaper to drive. |

fuel is £1960 a year (49 weeks X £40) i drive a diesl astravan into london daily which is not only very economical but also enviromently friendly (modern diesals really do pwn petrol cars now)
I'm only in the congestion charge zone a couple of times a week and thats paid for by my company as is my parking expenses :) |

ok, there is that, but offset that against the cost of living in london.
Tax is £160 a year, my van is an 06 plate so no MOT to pay for, insurance for me on it is £170 a year fully comp, i service it myself every 6000 miles so its just price of an oil filter, air filter and oil once every 3 months or so, its not done enough miles yet for any major services which again i can carry out. |

Battersea park does have some nice toilets.
Hmmmm.....I am moving back to London soon but can I pull together two others to share it????
If it's still available by then maybe I'll look more into it. |
