A house near my old home was on sale for 4 years before it went at 40% of the innitial value. It was brand new to begin with and just had a few adjustments made and was resold for market value.
the real estate business s great if you have the ingenuity and contacts.

(the house was on the block for 4 years because a guy killed himself, wife and drowned the 2 kids in the bathtub.)

see im an opportunist. I would have turned that house into a haunted house and charged admission

i know the guy...the only things he did was steam clean, fresh paint, new bathroom.(i don't believe in ghosts an but i dont think i could have showered in a tub that 2 kids were drowned in)

that's a net profit of over 200k

Looks like a good fixer-upper to me man. Unless you like have paedophiles and mass murderers for neighbours I'd do it!

Take the decission if you want to settle or not. Putting the money in the house you like will end the other dream.

I am in a sort similair situation. I have a house on a very wanted piece of parcel to invest. I still can cash upto 70.000 euro to either invest and rent the place or make it my dreamhouse.

Some times I am dreaming of nice BBQ's and parties with friends in my upgraded house. Other days I think fack it rent the place and make cash out of.

Option 1 will bring alot of rest in me. Option 2 can open more dreams, but I will have to live smaller and sacrifice.

It's hard, but I will go for option 2 eventually. Why? I have a good job. Worked my ass off till now, but always played safe. Now it's time for some risks and get REALLY somewhere.

its not really the pricetag of the place, its more important to have a good down payment, and low interest rate. if you do it right, you can finance a $200k house for only $700 a month.

good luck - looks like a sweet place.

screw the house, I could live on that balcony! :wtf:

nice... hope it works for you. my bf just bought a condo two days ago that we really liked. how is the housing market out there? it's ridiculously expensive to live in massachusetts in general. my mm is looking for a house now as well and the average house price is about 450,000.
