building management companies?

looking for a new place and really want to avoid going through brokers because it feels like i'm throwing money away.

does anyone have any experience dealing directly with building management companies for a place, and did it work out OK?

yea they really don't care how you do it as long as you pay your rent and deposit. just do some research and google the approximate prices of buildings you like. which areas are you looking at?

i am really looking at the lower manhattan area - i already live in the EV but have a roommate and want a place of my own.

i guess i should set aside a month or so to do some hardcore searching yeah?

i don't know your price range, but you could just call up buildings and ask to setup an appointment to browse. make sure to tell them you aren't with a broker and maybe they'll cut you a deal. there are a lot of nice buildings in financial district if you want the quiet life past 6pm and empty streets on the weekends.

Do it both ways, go thru a broker see what the broker can get u, then go to the sales office of the building management directly to see what they can do for you.

i used to walk around a neighborhood i liked, then find a building i liked and look for its management plate that's usually in the entrance. they usually put their phone num and all that other stuff along with the brokerage office information. if u find that a building is managed by a broker then chances are, unless u know someone at the landlords office, that u will be 'redirected' from the landlord to the broker (who sometimes are the same people) and make u rent it through a broker.

u just gotta walk around and see whats going on. just start by looking for buildings you actually wanna live in, then try to get in. don't go looking without direction because u'll get frustrated.

you can't do that in the same building because the broker makes you sign a contract before doing business with you and before doing business with various management offices. the contract says that the broker can sue you and/or management if you sign a contract that the broker would've made commission on.

yea you should definitely pick buildings you want to live in and just find out the prices. if you have friends who know someone that lives in those particular buildings you can find out if they are trying to screw you on pricing.
