Thanks for the timely post.
I say timely, cause of that new hole across the street from BBowl and Output.
I had occasion to walk from the Bedford L stop to BBowl on Wed, to sell a ticket, a walk I hadn't made in years, driving's easier.
Boy has that hood changed in daylight (somehow you don't notice it that much going down Wythe in the early morning when leaving...)
Been going to BBowl ever since it opened back when, they're a pioneer that far up on Wythe, and like Output, everyone's days there is numbered.
That big pit is going to be another hipster / pricey joint, just like the Wythe hotel.
How long before the guests there are going to start complaining about all night boom boom boom, not to mention the crowd noise outside?
This gentrification sucks, and it's killing, or will soon, another neighborhood. Just look at the slick condos all over there, substitution fake modern for real, and yes a little run down, original.
Even before all of that goes down, the great parking there (even with Verboten adding to the numbers) is going to be gone once that hotel is finished.
Same story over and over, the ones that make the neighborhood attractive, like the brewery and BBowl, etc, are the ones to get screwed.
This is all the more ironic, because Shapiro, the owner of BBowl, was screwed just like this not that long ago, when his Wetlands Preserve (by exit 1 from the Holland Tunnel) got killed by the building going condo.
(If you don't know the Wetland's Preserve, wiki it, and see how many famous bands and musicians not only played there, but pretty much got their start there, that was a great venue, sigh....)
Now if any of you bothered to read the article, just think, the sellers only paid 1.6 mil for the property only about 1 1/2 years ago, and made a 350% gain on flipping it now.
Oh yeah, 230% gain p.a., a realisitc gain, nothing to see here, move on.
NOT.
This is what one gets when you let a bunch of effin oligarchs run the place via such puppet muthafukka's like Barry Soetoro, George "DUH?!" Bush, Slick Willy, and so on.
Meanwhile, people like us are earning less today than in 2000, or paid 100k+ for a college degree to qualify to wait at Brooklyn Bowl (just ask, like the whole staff there are college grads "in transisition"...)
Just think:
when the Output location was flipped the last time in 12/12, its market value was 1.6 mil.
So, Matar and co's rental payments were based on that market value.
Now, whatever they're paying, it SHOULD be 4.5x higher.
I can't see any way that Output as currently implemented, can make enough turn-over, let alone profit, to cover that kind of rent.
Oh yeah, long term lease:
that could mean anything, but you know no one was dumb enough to give up control for a time anything like what WE would think of as long term. It's not like the buyers in 12/12 were oogling for a revue stream based upon a 1.6 mil valuation, who amongst the fast money crowd these days does?
It's all for speculation, or at least high-value added.revenue...
Point being, they'll find a way to break the lease sooner or later (if it isn't just say a 5 / 6 /7 year lease anyway), maybe by harping on the aforementioned hotel guest complaints.
A little donation to the local precints PAL ;) does wonders to make the cops come take a second look on a regular basis...
or the fire-marshall.
Did you spot the capacity reference in the article?

Definitely only 452 people in the place last Saturday at Troxler, ROFL.

Who's at fault? Certainly that little gnome fascist we just finally got rid of in city hall for re-zoning all these properties so that his buddies can make even more (just look at the named parities in the article).
But it's really Greenspan/Bernanke/Yellen's fault, and the masters they serve, by pumping 6 trillion bucks into the system in 7 years, ti's gotta go somewhere, and that somewhere doesn't include us-- we don't matter, that's for sure.
Good thing is, nothing that can't go on forever, does.
When it stops, so will instances like this 230% pa return.
It'll be painful, but still, you kinda gotta wish for it, and sooner than later.

Haha. Nice sarcasm. You're right tho. Club Space has been going in Miami since 1999 and there's no end in sight. No I haven't been to Output yet but Space is STILL my favorite venue that I've ever been to, not including spaces like Gashouder (cuz that's just a whole different category). A proper club ran by promoters and a management team that gets "it" can keep the train moving for a very long time...
Man I can't wait for Adam Beyer's 10+ hour marathon into the afternoon hours at Space in a couple of weeks... |

oh gawd, this happened to me this past sunday. I had to drop a deuce. Pretty stinky one at it. I tried to hurry etc plus the bathrooms are small as on the roof and im not small either. I come out and a realllllly pretty girl walks right in there. I didn't even look at her, i just walked away and dispersed into the crowd. I felt bad.
