Requested about $10K worth of repairs from the seller of our (hopefully) future house and they said they would just give us the $10K instead, which is okay with us. Now we just need the appraisal so that we can secure the loan from the bank and we can close.
Kind of feel like going out tonight but I'm not sure if there's anything of interest happening. |

I've just had a structural survey back on the one we're buying. The surveyor flagged loads of things as "serious defects" but they turned out to be "install an extractor fan in the bathroom" and "check the boiler has been maintained". The only issue I need to check out further is some cracks in the outer wall at the front. Hopefully nothing serious, but I won't be able to relax now until I've spoken to the surveyor "off the record" when he doesn't have to cover his ass legally.
This weekend I will be doing my best not to blow any cash. I'm going to be spending a lot of money touching up this house, if I actually buy the bastard. |

I'm working, poo poo. Kerri Chandler is playing a warehouse jam and a few of my friends are going, so I shall live vicariously through the sound notes and vids.
Good news today though, got my shift off for Massive Attack in March! Forgive the lazy pun, but it's gonna be massive! |

The thing is they have to list these sorts of things as "serious defects" because if left unchecked, they can become serious probles. For instance, no extractor fan means you'll get moisture buldup, ad somewhere that is as wet as the North, means mold, and that will an entire house.
Many homeowners never do any maintenance on essential .
For insstance, the house I bought last year, the owner said everything was fine in the legal disclosures. The inspector flagged th electrical wiring (like yours did) but didn; go in to deail. Got a electrician in and it turnout the ENTIRE house needed rewiring and he demanded we not sleep a night in that house before completed.
The previous owner couldn't run an two appliances (like a toaster and a kettle) at the same time for 15+ years. The water heater was set o some bizarre mode that meant it switched off after 2 mins.
In other words, she'd not had more than 2 minutes of hot water for 20 years. It took me all of 10 mins to alter the dip switches to fix it. But again, not a problem listed on the disclosures and the inspector missed it as he ran the tap and got hot.
Never assume anything about the condition of a house. Get as many surveys and trades to come by for "estimates"as you can (just say you think there mght be a problem - nice free way to get advice, and possibly a credit from the seller). |

| That's weird Jenny, I was pretty sure Kerri Chandler is playing New York tonight. I know because as always I'm not going. |

I was just talking with Jake about this a couple of days ago. I'm really hoping they add some Australian dates to their tour. I've seen them live twice before (the original Mezzanine tour in 1998 and the 100th Window tour in 2003) but that was obviously quite some time ago. It would be cool to see them again, especially since they're touring Mezzanine, which is probably my favourite album of all time. |
