Tempo's site shows that sneak peek rate is only available starting 3/28. Then it's$179 +13% tax and $30/day resort fee. $500 deposit and 45 day advance notice for cancellation too...

I'm currently booked at a hotel in SoBe, but it's expensive and looks a little shady. I'm not, and will be staying 7 nights, so I'm hoping to find something nicer. :)

i can cancel my current hotel up to 3 days before arrival at no charge.

I read that Miami Beach is getting hit hard by vacation rental scams, so thought I'd pass along this information to anyone who's looking for a vacation rental:

There are a number of things that consumers can do in order to check out properties in advance. States regulate tourism and lodging vigorously. All people offering time shares and most people offering vacation rentals must be licensed by the state. Therefore, the first thing a consumer should do is to check out the state website for the agency that licenses vacation rentals and/or timeshares (in this case, Florida Division of Business and Professional Regulation) to see (a) if the person is licensed and (b) if there are any complaints against the licensee.

The consumer can also do a simple Google search. The consumer can also call the local Chamber of Commerce and/or lodging association. The consumer could also check the county website. Many counties (including ours) have websites listing Code Enforcement actions against landlords, so potential renters can check the owners and properties out in advance. Consumers can also increase their chances of getting a valid property by going through a licensed realtor (if the property doesn’t work out, a person with a license on the line is more likely to make things right).

If the consumer believes that a criminal violation has occurred, the consumer should contact local Sheriff’s office or police department, and possibly state or federal authorities. (In the case of state authorities, it would be best to contact any state agency with oversight over the lodging or timeshare industries.) If the consumer believes that a civil violation has occurred, he or she should contact an attorney immediately.

Since I'm staying 7 nights, a vacation rental might work out better for me than a hotel, but it's the whole process of emailing requested dates to find out whether they're booked or not that's been holding me back. I'm going to look this weekend though, and will follow the above advice, of course! :)

Thanks! I emailed two for a rate quote tonight. The first was listed under under Sunspot Rentals. TripAdvisor shows "Verified Owner," and there are a number of good reviews, so fingers crossed. Location is near Ocean Dr/9th, which I think would be pretty close to most everything?

I found another one from VacationRentals.com in the same area. I found the owner in the DBPR with no complaints, but it also showed "application expired." They have some sort of insurance program, so I'll check into it more if availability is confirmed. I found the owner's name in the Miami-Dade County records search, was way down on the second page, so looks legit!

Quoted prices for the vacation rentals are half the price of the hotel I have booked, I'm just a little cautious since I've never booked any place to stay this way before. Of course, the rate may be 3x higher for WMC weekend, the only way to find out is to ask! :)

Yeah you need to select DEED - DEE. Type their last name first.

Also, Zillow.com is a very reliable source for property. Vactionrentals is fairly secure, but even then scammers are crazy.

Mysouthbeachgetaway.com is a SCAM. If you get an email back from them just delete it. There was another scammer I ran into but I reported and deleted it so I forgot who they are.
