| wait... are you renting or does someone in your family own the house? that seems like a lot of work if you're just a tenant who's renting the place! |

Oh sweet, get a nice centrepiece lamp for the ceiling and hang some nice patterned cloth from that to the corners, adds a lot of atmosphere with some wall hangings too.
Plus side with wall hangings is you don't have to paint... or paint well! |
yeah, you know what's up. Man, those lamps are hard to find though.
The wiring in this house is old too, so I kind of HAVE to use that sort of lighting...and I already looked around for something like that to no avail.
I'm gonna have to spend a lot of money in that area, but it'll be worth it methinks. |

No I'm renting...but the landlord is a lazy Chinese man, and the only part of his job that he actually does is collect the rent.
I plan on staying here for a long time though, the location is retardedly perfect for me, right in the centre of town. Two busses go by right outside my house that get me to school in 10 minutes. It's a 10 minute walk to downtown and the beach...actually everything is in walking distance...my mom's house, my bf's house, grocery store..everything! This is a 3 bedroom apartment too, and rent is only 850...which is insane given the location.
Anyway, I'm keeping all the receipts and taking pictures of the work, and the landlord is going to deduct it all from the rent. So it's all good. |

| New will be expensive, there are the odd places here and there which stock period, vintage and antique lighting which has been pulled out of places that have been demolished from time to time. The cost on those may vary depending on what you want and if we're still thinking the same thing a 4-bulb chandelier kind of thing would be the go. |

ahhhh, that's cool. i guess i'm just so used to living in big apartment complexes where the landlord or rental company is required to do all the fixing up.
definitely seems worth it if you plan on staying there for a long time. :) |

Yeah exactly, and the landlord SHOULD be doing this ...especially paying for the new bathtub. But whenever we asked him to do something he'd just say, "You get it fixed and send me the receipt", that's how lazy this ****** is.
S'all good, as long as I'm not actually paying for it. :D
Oh yeah, plus I have a washer and dryer here (my mom bought them, but let me keep them when she moved), and there's a huge backyard. I just love this place too much to leave any time soon!
I can't wait to have people over and get shroomed the out, lol. |

Didn't see this post! You CAN help...by helping me christen the place once the work is done! I'm gonna have a small gathering, and you're welcome to come! :D |

actually it's not really lazy because im a landlord/super myself and that's exactly how its done. If there is something that needs done to any apartment that is not-structurely related to the building (new tub, paint, etc) it's usually up to the renter to get the job approved, hire the people to do the job with materials, and provide the receipt for reimbursement. Atleast that's how I do it because I own a brownstone with no real 'maintence' fee so most if not all interior work should be done by the renter and if it helps add to the value of the apartment, they will get reimbursed! |

Ahh...well I guess it's just because the old landlord did everything, so I'm not used to the way this guy operates. But yeah like I said, it's not really a big deal because yeah he IS paying for it in the end. It's just a bitch to front the money, lol.
A buddy of mine has already moved into one of the rooms here. The other reason I want to fix the place up is because I want to rent the last room out...and I'm going to charge whoever rents it slightly more than what my current room-mate and I pay. Having it all fixed up will be justification for the price. Either way, it's still a cheap ing room for what the renter is gonna get living here. |

Here they do it all for you. You place a work order and the following week they come in and do what you need done. |
