Although there's more potential condos down the road, current construction and recently completed buildings is all office and George Brown buildings. Pier 27 being the only condo exception and it's too far west to be much of an issue. Biggest problem for them and any other condos going up around there is Redpath sugar. Quite often the area smells like outright during the day and up to a couple times a week it's really intensively bad. That to me as a condo owner that would be 20x worse than having loud noise once a week on Saturday till 7am or so.

Long story short, if you stop and look at what is happening in the area guv won't be shut down any time soon. All of Cherry street is currently up for discussion in terms of how to develop it and if they decide on a new condo city it's very possible SA is at risk before Guv.

no it won't be shut down anytime soon, imo i think 2 years or so... this news about the docks just got me thinking though because it's such a big space that he could actually transplant guv over there without sacrificing much in terms of attendance (assuming ink keeps booking cheese, which i would bet the farm on). then he could redevelop the lot that guv is on or just outright sell it for a handsome profit. i could be wrong though, maybe he leaves guv as is and tries some other concept at the docks. i wonder if he even knows 100% what the plan is, could depend on external factors (ie the city) or this bigger company that appears to be getting involved

Oh really? Show's how often I go down there in the day. If the smell is that bad then you're probably right.

When it's bad it's vile but it's usually during the day as I'm sure it's part of their refining process. A whole lot of Pier 27 owners are about to find this out upon move in date as it's literally 20 or so feet from the factory. With units $400k and up I doubt they'll be too happy...

You hit the nail on the head with that one. I'd bet when the time comes and it does close it's due to the owner (not sure if it's Ink or if they lease it...?) deciding there's more profit in selling/developing it than they're getting from it's current use. That could happen tomorrow or never...

Residential complaints as it looks now won't happen for quite a long time due to nobody living close enough. Even if/when they do build condos there it'll take years of complaints to make a dent and imo the Guv/KH isn't even that noisy on the outside if you were to close Skybar.

They don't own the land - they lease it. If it goes condo it will be at the end of the lease or sooner if a agreed amount is paid to break his lease... Either way its good to see there is a back up plan with the new location.

He did say in that article that bottle service is the new thing (from what I remember). So for clubs it's bottle service and for dancing it's huge festivals? Dunno if I agree with any seperation...or if that's what he's implying.

Does anyone know the math on how much money is made from a typical booth? I was trying to figure out if it is really that much more than could be made from enough patrons filling the same space as all those couches but standing crammed together. It's like $1000 for a booth/bottle service at a lot of places correct?
