I've had 5 year business forecast on a number of speculative investments and a 10 year directional plan for some time, admittedly they're all subject to circumstantial change, but I'm far too wilful to throw my lot on the basis of dumb luck and wishful thinking.
You dont happen to believe in luck or something do you Paul... :stongue:

I just went swimming at my gym and for the 30 minutes that I was doing laps, there were two super duper fat women standing in the shallow end talking to eachother and bouncing up and down in the water.
I suppose it was some sort of attempt to burn calories :conf:

Yeah, the constant resurfacing motion is supposed to do wonders for your blowhole muscles.

They wanted to kill you by creating a wave. :nervous:
Edit: Ahahahaha, that would make a brilliant murder / death scene in some horror comedy. *note taken*

I am resigned to the fact ill spend AT LEAST another 20 years at work. during that time I’ll buy as many houses as I can. If that doesn’t pan out and its really 35 years of work, then stiff to me. I also have rich parents and counting on them kicking the bucket isn’t exactly wishful thinking or luck, just nature :p
What I meant was that vocationally, I have no plans for where I want to be in 5 years (other than not working). I ing hate the drudgery of being someone’s bitch. Now, if I had enough capital to play stocks and the like, then that’s the kind of thing I could have a 5 year plan for, goals, motivation etc. but that time is a little bit away, when I have enough houses.
Edit: oh, and I feel at a disadvantage with this whole first name thing :p

Just a slightly lateral approach to this, the US-AU dollar parity and their housing market being shot to ribbons, is an option for overseas investment. I'm of the opinion it'll probably even bomb a second time before beginning a recovery sometime in the next 3-5 years.
Heck I've considered selling one of my houses and buying an entire street worth of houses Florida :p
Except its Florida... and I don't like doing long distance management, which would mean going there every now and then. :nervous:

Yeah, this is my main issue. im a relative investment noob and dealing with property on the other side of the world is probably more than im ready for right now. Plus the fact that I am mortgaged to the hilt with too high interest rates til 2013 kinda puts a dampener on my plans until then! ing mortgage brokers. house.
Would it be as easy as buying a house and then just having it managed by a local agency? I hate property managers because they’re mostly , but obviously wouldn’t want the extra hassles. What other barriers to entry are there?
Edit: and I certainly don’t “wish” for parents to die (obviously) but I’d be lying if i said i didn’t factor them into my thoughts about the future.

Property managers are the entry-tier for real estate scrubs one step above being the phone-bitch on the front counter. They do certification, join an agency and they stick them somewhere their ignorant arses can't do too much damage :D
I don't trust them.
As far as tax goes, they pay about 30% income tax I think on a leased property- just on the income itself, (which is pretty good compared to here!) and a capital gains tax when you sell it. The downside is, the property is cheap, rent is cheap and its all of a muchness as if its worth the effort to even break-even, because we'll still be taking out the mortgage here in most cases.
If you've got hard cash it might be worth it, but much like you, I've reached my limit of what my income can offset my repayments.
